MindHUB lets you choose between three partnership models; we recommend the right one based on your building's location, your appetite for risk and your long-term vision.
We don't just fill the building; design, architectural fit-out, brand identity, member community, daily operations and the B2B sales pipeline are all run by our team. Your building becomes a meaningful Istanbul address that senior members walk into every day.
We are adding two new buildings in 2026. We'd like to hear from owners with 2,000 to 5,000 m² of usable space on the main arteries of Şişli, Sarıyer or Beşiktaş.
Section 02 · Models
Three partnership models
Model 01
Pure Lease
Classic fixed rent. You lease the property, we pay a fixed monthly rent. Lowest operational risk for you, highest predictability. Typical 10-year contract, CPI+2% escalation. All fit-out, furniture and member management is MindHUB's responsibility; you sit at the lease-contract end of things.
Model 02
Revenue Share
Low base rent + a percentage of member revenue. Less guaranteed, but no ceiling if the building performs. Typical formula: 60% of market rent base + 12-18% of gross member revenue. Ideal for owners with financial latitude who want to invest in the MindHUB brand.
Model 03
Managed Lease
You lease nothing, we pay nothing. MindHUB operates the building, all revenue and expenses sit on your books; we take 15-20% of monthly gross as a management fee. For institutional owners who want full balance-sheet control and tax-planning flexibility.

What we look for
Location: Şişli, Sarıyer or Beşiktaş main artery — within walking distance of metro
2,000 to 5,000 m² of usable space (excluding storage + technical)
High ceilings (min 3.20 m) and generous natural light
Parking access: minimum 30 vehicles, EV charging capacity
Cooperation from building management — night access, common area, elevator allocation
Top floor or independent entrance; ideally your own lobby/reception area

Send the property file
Email a file with address, floor plan, photos, owner contact and current status to real-estate@themindhub.co.
02
Two-week assessment
Our internal team runs a preliminary evaluation on location, surrounding rent pivots, target-member profile match and architectural suitability.
03
Site visit
If positive, a site visit is scheduled with MindHUB Operations + Design leads. We have the first financial-model conversation here.
04
Letter of Intent
If both sides remain interested, we sign a non-binding LOI specifying the recommended model and indicative numbers.
05
Agreement + design kick-off
Legal teams finalise the contract while architects start refining floor plans, brand integration and opening date. Typical opening: 6-9 months from signature.
